It is actually two lots (the beach lot needs a variance for size, but other lots on the street are of similar size and full building lot taxes were always paid on both lots. Lot 14 is the large cleared lot, 14.01 is the Riparian Grant and 15 is the beach lot. Note that the taxes are currently high because of an error in the assessment on the beach lot. In the event you decide to keep both lots together, your taxes will be cut dramatically (maybe almost in half). New bulkhead went out two feet from the original survey and also raised the property two feet. The beach lot has an old bulkhead that is under the sand. Unlike some other Waterfront areas, there is never an access problem as the roads do not flood. The neighborhood has lovely homes and there is a private fenced beach club for residents, complete with shaded area and barbeque. They hold picnics and other events all season. DEP approval had been obtained years ago and the survey shows what was approved at that time. You can see that a very large home could be built there. The beach lot has bamboo on the street side which offers tremendous privacy to that lot.
